Letting a property

We pride ourselves on being different with regards to the letting of property. Where as other agents seem to just care about getting some body in, we have set up our business to focus on the Landlord. Being Landlords ourselves and having dealt with various companies - we work to the level of service that we expect to receive. We can offer three services.

Credit Checks and Agreements

This service is ideal for any Landlord who has a tenant in place but requires their tenant to be checked and referenced. We will check your tenant out, provide you with a report and prepare contracts.

Tenant Find Service - simply an introductory service.

We will advertise your property, accompany prospective tenants on viewings and source the correct references. We will prepare contracts and set up standing orders, then provide a full inventory and photographic record before checking the tenants in. From then on, the rest is up to you.

Managed - looked after from start to finish and throughout the tenancy

In addition to the services outlined in our tenant find service we will collect rent and chase any arrears. We will act as the tenants point of contact with regards to maintenance issues. When these issues arise we will contact you to chose between either resolving these issues yourself or using a local contractor. We will conduct a full and detailed Inventory with photographs and detail every nook of the property. This is essential to compare condition at the end of the tenancy and to ease the process of claiming the deposit. We will carry out regular property inspections and make a report on each visit. You will be sent an inspection report together with photos on these inspections. Where as other agents just inspect properties once during a tenancy and some not at all - we will inspect the property after 1 month. If everything is fine another inspection will be scheduled for month 3, then month six and so on. If at the inspections we are not happy - we will advise the tenant on changes they must make and return two weeks later. You will be kept fully up to date with photos. Landlord Fee Guide - Fully Managed Service

All fees quoted below are INCLUSIVE OF VAT
 

Set Up Fee - £300

The set up fee includes agreeing the market rent and finding an tenant in accordance with the landlord’s guidelines. This involves marketing and advertising the property; erecting a board in accordance with Town and Country Planning Act 1990, then carrying out accompanied viewings as appropriate. This also includes a detailed inventory which forms part of the legally binding contract between tenant and Landlord.
 

Monthly Fee - 9.6%

This is monthly commission for collecting and remitting the monthly rent received, deducting commission and other works, and supplying monthly statements. When necessary it includes the pursuance of non-payment of rent and providing advice on rent arrears actions. It includes 6 routine visits and the landlord is advised of the outcome. The fee covers advising all utility providers of any tenancy changes, arranging routine repairs and holding the keys during the tenancy.
 

Renewal Fee - £65

If both parties agree that the tenant can stay for another term, this cost covers the contract negotiation, amending and updating the terms and arranging a further tenancy agreement.
 

Gas Safety Certificate - £50

The Gas Safety (Installation and Use) Regulations 1998 state that all let and managed properties must be tested annually for dfsafety. Hatton Munro and Partners appoint a Gas Safe Engineer to do this and this fee covers arranging access and retaining the certificate. This charge includes the cost of the certificate.
 

Court Attendance - £25 / Hour + expenses

In the unfortunate event where Hatton Munro and Partners might need to represent you in court – for example if a tenant requires eviction, these fees apply. Expenses include travel, accommodation and parking if applicable.
 

TENANT FEE GUIDE

All fees are inclusive of VAT at the prevailing rate

 

Before you move in:

Set up fee £100 for each tenant

This includes referencing, contract preparation and negotiation.
 

Guarantors Fee £100 for Each guarantor

This includes referencing and preparation of the Deed of Guarantee
 

During Your Tenancy:

Amendment Fee £100 plus £100 per Tenant Reference as required

This is in the event that you want to alter the terms of a current tenancy agreement, for example to change the names on the tenancy agreement. It is subject to your Landlords agreement and approval. It covers the preparation of a new agreement, referencing of a new tenant if required, re registration of the security deposit if required and negotiations with your landlord.
 

Contract Renewal £30

This fee is to renew you agreement using the same terms as your last agreement
 

Amendment on Renewal £100 plus £100 per Tenant Reference as required

This is in the event that you want to alter the terms of a your agreement renewal, for example to change the names on the tenancy agreement. It is subject to your Landlords agreement and approval. It covers the preparation of a new agreement, referencing of a new tenant if required, re registration of the security deposit if required and negotiations with your landlord.
